Project Overview
The Tioga Gas Mart Complex includes four separate parcels totaling ~70 acres of land and four different existing and proposed enterprises. The parcels lie at the intersection of Highways 395 and 120 in the Eastern High Sierra Nevada. The location is essentially the east entrance to Yosemite National Park. The location is also in the Mono Scenic Basin (Mono Lake and Mono Craters) and north of June Mountain Ski Area.
The entire project includes an approved Specific Plan from 1993. The four parcels include:
1. The Tioga Gas Mart (The Mobil — Lee Vining) and the wildly successful Whoa Nellie Deli
2. An existing garden style housing project that also includes the general maintenance garage and primary water tank
3. The 27-acre lower shelf approved for 120 room Inn/Hotel with ancillary facilities
4. The 32-acre south shelf including the approved vista restaurant/brewery site, the existing well heads (east side of Hwy. 395) and the newly proposed up-to 100 new workforce housing units.
The Complex offers strong existing cash flow in excellently maintained facilities with incredible development potential for new Inn/Hotel facilities, vista restaurant/brewery, and much needed regional housing. The current owner/operators function at minimal peak periods only. The expansion possibilities are endless.
Summer traffic averages 3,000 cars per day on Hwy. 120 in-and-out of Yosemite.
The Digital 395 fiber optic line runs through the property providing superior Internet service to the site.
